One team for the whole property
Most property jobs need more than one trade, and most people end up managing that themselves — chasing quotes, coordinating dates, and finding out too late that nobody was responsible for the bit in between.
J&Z Property Maintenance covers maintenance, repairs, handyman work, renovations, extensions and building work across Cardiff, Newport, Barry and the wider South Wales area. One quote, one team, one point of contact from first visit to final sign-off.

Fab guys!! Really helpful! Cut down a few small trees in my garden. Quoted Wednesday and did it Friday! Will call again if I need anything else done. Thanks guys!

Chris Yates — Google review
Jamie came over this Saturday and Sunday to add some fencing on my stone wall and added some wooden rails to the steps of my decking. He did an amazing job and the quality is brilliant. Will definitely use him again for future work in the garden.

How it works
Every job starts the same way, whether it is a single shelf or a full extension.
We visit and quote in writing. Free of charge, evenings and weekends available. You get a written figure covering labour, materials and timescales before anything is ordered or booked.
We manage the whole job. Every trade, every delivery, every stage. One point of contact rather than a rota of different faces to brief each morning.
We do not finish until you are happy. Final walkthrough together, snags fixed before we leave, invoice raised once the work is signed off.

South Wales housing is not one thing
What a property needs depends enormously on when and where it was built, and this region has an unusually wide mix within a few miles.
The Victorian and Edwardian terraces of Roath, Canton, Maindee and Barry town were built with solid walls and lime mortar. They need breathable materials — repointing one of them in hard modern cement is the single most common cause of spalling brickwork across South Wales, and it usually shows up years after the work was done.
The interwar and post-war semis of Whitchurch, Rhiwbina, Malpas and Bettws have cavity walls, driveways and garages sized for the cars of the day. Different problems entirely: ageing render, concrete tile roofs reaching end of life, and a garage most owners have not parked in for years.
Underneath much of it is clay that heaves in winter and shrinks in summer, moving paths, drives, garden walls and shallow foundations year after year. On the coast at Barry and Penarth, salt air accelerates decay on top of that. Knowing which conditions you are working with is what determines whether a repair lasts.
Why customers choose us
We visit, assess and quote in writing at no cost. You know the figure before any work begins, and if you decide not to proceed there is nothing to pay.
Maintenance, repairs, renovations and building work under one contract. One relationship, one number, and someone who already knows your property.
Lime mortar on a lime-built wall, foundation depth set by the ground rather than a standard detail. Using the wrong material is what turns a repair into a bigger repair.
Available outside standard hours at no premium, so you do not need to take time off work for a quote or to be in for a job.

Frequently asked questions
What areas do you cover?
Do you charge for quotes or call-outs?
No. Site visits, estimates and written quotes are free, including for emergency callouts. You know the cost before any work begins, and if you decide not to go ahead there is nothing to pay.
How quickly can you come out?
Most quotes and site visits are booked within two to three working days, and scheduled maintenance within three to five. For urgent reactive work — burst pipes, roof damage, storm damage — we aim to attend within 24 hours. Call and explain the urgency and we will give you our earliest availability.
Can you handle several different jobs in one visit?
Yes, and it is usually better value. A gutter clear, a couple of internal repairs and a handyman list in a single visit is a common request. One written quote covering everything, one team and one day of disruption rather than three separate trades on three separate days.
Do you work with landlords and letting agents?
Yes, extensively across Cardiff and Newport in particular. We handle repair lists between tenancies, reactive tenant callouts, planned maintenance contracts and full pre-letting refurbishments. Written job reports come as standard, and we can work to a scope from an agent and liaise directly with tenants for access.
Are you insured?
Yes, we carry full public liability insurance for all work we undertake. Where a job requires Building Regulations approval we manage the application, inspections and completion certificate through the relevant local authority building control or an approved inspector.
Who will I be dealing with?
The same team throughout. J&Z is a family-run business and you get one point of contact from the first visit to final sign-off — not a call centre and not a different crew each week. You can read more about us here.
